Long before a shovel breaks ground, we navigate the complex requirements defined by your proposed building lot.

In this phase we can:

• Assist in developing your project concept 
• Review your build site for design and construction consideration (including construction location, access, cost factors) 
• Propose and discuss building alternatives based on initial concept to address elements such as location, cost, availability, vision, and environmental sustainability;
• Create initial proposal with timeline and cost estimate 
• Provide you with a construction cost estimate and update it as the design progresses
• Coordinate required planning and construction approvals, 
•  Establish a construction management fee following review of scope of wo

Working with a team of trusted professional structural engineers, we develop the deliverables for your projects regulatory requirements, specialist building needs, and permit applications.

Were our in house staff do not have the required expertise, we work with local experts to ensure every detail is reviewed.

During this phase we will be on site at start-up and regularly throughout the work week to ensure the ongoing progress and quality control of each element of construction. 

Elements of this phase include:

• Weekly update meetings that include reviews of: progress report, procurement log, invoice reviews, issue mitigation as required.
• We offer general labor services for $50/hour if needed. Typical usages of this service is site clean-up, minor tasks not well defined in a sub-contractors scope by the drawing package etc.
